Renovate RSA Building in Mobile – Bid Package 12

This project is an existing 34 story building (306,000 sqft) in Downtown Mobile, Alabama. This project was to build out complete floors, or portions of the floors as they were leased. A new opening was installed in the building across the street to accommodate a new laser projector which the Owner used at special festivities to provide a light show for the public to enjoy. This project was similar in that it contained similar square footage, renovation, waterproofing, and dollar value as well as working in occupied spaces.

These floors were shelled spaces with all exterior façade in place. Work on these floors consisted of layout, building partition walls, in-wall mechanical, plumbing, and electrical rough-in work and completely finishing them to a point ready for the tenant to move into. Door frames and sidelights were from floor to ceiling with full height doors. Many of the areas had extensive wood trim and a large amount of millwork and casework for their tenants. These are state of the art Office Spaces.

This facility is in very close proximity of the Mobile River and the basement of this building is at or below sea level therefore it had to be completely waterproofed. There are five existing pumps in wells that had to be replaced. This required keeping part of them operational while others were being re-worked and changed out. The basement was also renovated for new tenants as well as offices and storage spaces for support staff of the building. A large mail room was constructed for the occupants and tenants of the building.

Work in the parking decks consisted of re-working much of the lighting and painting. There were large ceilings and bulkheads that had to be constructed in the parking decks to cover the mechanical, electrical, and plumbing work.

There was also major work on the sidewalks that wrapped around three sides of the building taking up a city block. The existing sidewalks were demolished and a new concrete sub-slab was poured to receive the new imported porcelain tile from Italy. This work on the sidewalks required strict phasing to accommodate their tenants on the first floor that had their own entrances, and general public access. Large electrical power vaults had to also be coordinated and had to be closely worked around with the local power companies.
